INVENTORY OF FIXTURES
Inventory of fixtures on arrival
When the tenant moves into his new home, he and the landlord must draw up a written document describing the state of the property. This is called an inventory of fixtures. Here are some useful tips to ensure that the inventory is complete.
It is important to provide details of all the rooms from floor to ceiling in as much detail as possible, including fixtures and fittings, woodwork and even taps
It is also expected that the tenant will be able to express reservations, for example about the heating when the lease is signed in summer
It is strongly recommended that you carry out your inspection with a relative or a friend who will have a critical eye from outside
As a tenant, always try to get the landlord to tick the boxes corresponding to "used" or "dilapidated"... Few properties are actually new or in new condition. The slightest trace of wear and tear due to the use or habitation of a property should be reported and will ensure that the property does not have to be refurbished on release.
It is easy to obtain models of the inventory of fixtures from tenants' or landlords' associations or from real estate professionals (agencies, etc.).

Sanitary facilities
Remove limescale from taps, tiles and any accessories
Descale tap aerators by soaking them in vinegar (unscrew with a spanner to avoid scratching). Clean the strainers in the washbasins, shower and bathtub. Remove hair, soap, etc.
Wash the shower cubicle
Wash the shower curtain
Clean the air vents
Clean the seals around the bathtub and/or shower.
Replace them if they are really damaged
Clean the ventilation grille in the bathroom door (if there is one)
Clean and descale the toilet

Clean inside and outside of cabinets

Use trichloroethylene to remove stains if necessary
Vacuum, clean and shampoo

Clean with water + sponge and St Marc detergent for stains
For rust stains, use a dilute solution of oxalic acid and methylated spirits + rinse thoroughly
Blood stains, urine, ink, coffee, wine: bleach with diluted hydrogen peroxide Various
With a sponge and St Mark's detergent: clean switches, sockets, doors, door tops, door hinges and stops, spotlights and ceiling lights
Washing curtains and drapes if they are part of the rental
Replace defective bulbs, light tubes etc.

Remove nails, screws and dowels
Fill any holes with plaster and paint in the same colour
Wash the walls with St Marc lye and a sponge, starting at the bottom of the wall and rinsing with clear water
Dust the ceilings
Frames and windows
Clean the decompression chambers (grooves)
Wash windows (inside and outside)
Replace broken windows

Keep maintenance to a minimum throughout the year
